Existing industry, business and the Marriott Hotel at Grove Park is to the north and the Enderby Park and Ride site is to the immediate north east. M1 Junction 21 is only 1.5km to the north. The site is greenfield and the line of the Fosse Way Roman road runs through the site and would be retained. There are some strong boundary trees, including a small spinney woodland alongside the M1 motorway, which will also be retained but the site otherwise has few protected landscape or ecological features. No historic buildings are affected although we know from our investigations that the site has some interesting archaeology and we are already researching and undertaking investigations to ensure all the archaeology is fully recorded before development.
The development is being promoted by the Drummond Estate, a local family trust, and Landchain, a specialist design-led, promotion and master development company.
The New Lubbesthorpe new community will include some 4,250 new homes, schools, shops and parks, and the Strategic Employment Site to the south of the M69, now under construction, which itself will provide some 1m sq ft of new employment space.
